Codinggrovev operates across four service lines — sales, rentals, independent valuation, and strategic consulting — each delivered by the same team that manages your client relationship from start to finish. There are no handoffs to external partners for standard services, which means accountability remains with your named advisor throughout. Sales mandates include marketing, negotiation, and legal co-ordination. Rental mandates include tenant vetting, lease drafting support, and periodic property inspections. Valuations are produced to internationally recognised standards and delivered within five working days. Consulting engagements are scoped individually and priced transparently before any work begins.

Property Sales

We manage the full sales process for residential and commercial properties in Nairobi. This includes comparative market analysis, professional photography, targeted marketing to our buyer network, offer management, and liaison with conveyancing advocates. Typical time from mandate to exchange is 60 to 90 days for well-priced properties.

Lettings & Rentals

For landlords, we handle tenant sourcing, referencing, lease documentation, and move-in inspections. For tenants, we present shortlisted options, negotiate terms, and verify the landlord's title before any deposit changes hands. Our landlord fee is one month's rent; no hidden charges apply.

Independent Valuation

Our valuation service produces a written market appraisal report based on comparable transactions, current demand conditions, and physical property assessment. Reports are signed by a registered valuer and accepted by major Kenyan financial institutions for mortgage and refinancing purposes. Turnaround is five working days from site visit.

Property Consulting

Before purchasing land or a development site, clients benefit from a structured advisory session covering zoning classification, planning history, service availability, and realistic yield modelling. We do not provide legal opinions or construction cost estimates — those require specialist input — but we co-ordinate referrals to trusted professionals where needed.

What Codinggrovev Does Not Do — and Why That Matters

Transparency about scope is part of our service standard. Codinggrovev does not manage properties on an ongoing facilities basis — we are not a facilities management company. We do not provide conveyancing or legal drafting services directly; those are referred to advocate partners. We do not offer development finance or mortgage brokering. Where a client's needs extend beyond our service lines, we make a clear referral rather than stretching our mandate. This constraint is intentional: it keeps our advisors focused on the tasks where our knowledge adds the most value.

How long does a typical sales mandate take?

For residential properties priced in line with current market data, most mandates reach exchange within 60 to 90 days. Overpriced properties or those with title complications take longer — we will flag this honestly at the outset rather than accept a mandate we cannot deliver on.

Do you work with first-time buyers?

Yes. First-time buyers receive the same advisory attention as experienced investors. We allocate additional time at the start of a first-time engagement to explain the purchase process, typical costs, and what to look for during property viewings in Nairobi.

What does your valuation report include?

The report covers property description, comparable sales analysis, current market conditions in the relevant sub-market, a reasoned market value opinion, and the valuer's professional registration details. It is formatted for submission to Kenyan banks and mortgage lenders.

Can you find off-market properties?

In many cases, yes. Our network of property owners, advocates, and developers means we are aware of properties before they reach public listing platforms. Clients who submit a detailed brief benefit most from this channel.

What areas of Nairobi do you cover?

Our primary coverage spans Westlands, Kilimani, Kileleshwa, Lavington, Karen, Muthaiga, and the Upper Hill commercial district. We occasionally advise on properties in Runda and Gigiri for diplomatic and expatriate clients. We do not currently operate outside the greater Nairobi area.
